What does it cost to build a house on Bowen Island?

There is no verified Bowen-specific cost per square foot, and this page does not invent one. A 2026 British Columbia reference range for custom homes runs from about $300 to over $900 per square foot, and island logistics push a build up that range: ferry time for trades, a restricted blasting window, mandatory sprinklers.

Is there a Bowen Island cost per square foot?

No, and it is worth being blunt about why. A per-square-foot number for one small island would need a body of recent, comparable, completed builds with disclosed contract values. Nobody publishes that for Bowen. Earlier versions of this site carried a range anyway. It had no source document behind it, so it has been removed rather than restated.

What follows is what can be sourced: a province-wide reference range with its publisher named, the mechanisms that make island work cost more, and real dated unit rates from this exact ground. Everything here is for scale. None of it is a quote.

What does the British Columbia reference range say?

A Vancouver general contractor publishes an annual pricing guide that puts a custom home in British Columbia in 2026 at roughly $300 to over $900 per square foot, with a simple form and basic finishes at the low end and a West Coast Modern build with expansive glazing and high-performance systems at the top; the guide notes that luxury projects in North and West Vancouver frequently exceed $900 per square foot (vancouvergeneralcontractors.com, Cost to Build a Custom Home in BC pricing and planning guide, published August 2026).

Read that source for what it is: contractor marketing content, not an independent cost index. It is province-wide, and it says nothing about Bowen Island or about crossing Howe Sound with a concrete truck. Use it as a bracket, and replace it with a builder's number as soon as you have one.

A worked illustration, not a quote

CD 18 zoning at Arbutus Ridge allows up to 260 m² of floor area for the house, about 2,800 sq ft, excluding garages and accessory buildings. A 2,200 sq ft home sits comfortably inside that. Applying the British Columbia reference range to that floor area gives the following bracket.

This table is arithmetic on a published province-wide range, presented as an illustration of scale. It is not a quotation, not an estimate for any Arbutus Ridge lot, and it excludes the lot, GST, property transfer tax, sitework, the driveway, the septic system where the lot has one, landscaping, and the fees below. Treat the middle row as a starting point for a conversation with a builder, not as a budget.

What makes an island build cost more?

The honest answer is that the mechanisms are documented and the percentage is not. You will see 10 to 20 per cent quoted for Bowen; no source for it was found, so it is not repeated here. What is on the record is how the extra cost actually arises.

  • Trades and materials cross on a ferry. A Bowen Island earthworks contractor's published 2025 rate sheet bills travel at 1.5 times the labour rate per employee per day, including the ferry, and re-bills expenses at cost plus 15%. That is the island premium in its most concrete form: it is charged per person per day, so a long trade sequence costs more than a short one.
  • The blasting and tree-felling window. Discouraged, and if unavoidable restricted to 16 August - 1 February, to stay clear of bird nesting season, and tree felling and removal are restricted to the same window of 16 August to 1 February. If your rock work slips past 1 February you wait, and the wait can push a whole schedule by a season.
  • Fire sprinklers are mandatory. The Building Scheme requires an operable residential-standard sprinkler system in the principal building, and the house may not be occupied without one. Budget for the system and for the water supply it needs.
  • Fixed fees. $3,500 design review fee, payable on completion of the lot purchase. $1,500 municipal water connection fee, payable before a building permit is issued. Bowen Island Municipality did not publish a building permit fee schedule or a processing time on its permit application page.
  • No natural gas. The Disclosure Statement records natural gas as not applicable. Heating is electric, a heat pump, or propane, and that changes both the mechanical budget and the operating cost.
  • No large supplier on the island. Deliveries are scheduled around sailings, and a missed delivery is a day, not an hour.

Real unit rates from this ground, for scale

The only dated, site-specific civil pricing we hold was prepared for a future phase of the development, not for a buyer's lot, and none of it was contracted or built. It is published here because it is real market-rate evidence for this exact rock and this exact island, and because a buyer pricing sitework has nothing else to work from.

The engineer's own note is worth carrying across: the blasting quantities in that estimate are assumptions, and further rock mapping was recommended. Rock volume is the single largest unknown on a sloping Bowen lot, and it is the number a site visit with an excavator operator will change most.

What is deliberately not on this page

No figure exists on our record for the cost of an individual on-lot septic system at Arbutus Ridge, for a single-lot driveway, or for a house foundation here. Rather than borrow a number from somewhere else and dress it up, those lines are left blank. Ask your builder and your septic designer for each, in writing, before you commit.

What to do next

Before you remove subjects on a lot, get a fixed-price quote from a builder who has completed work on Bowen Island, and have them price the sitework separately from the house. The two behave differently: the house is a market rate, the sitework is a function of rock, slope and how many ferry days it takes. Walk the lot with them.
