Bowen Island or the Gulf Islands for a second home?
Bowen Island is a 20-minute BC Ferries crossing from Horseshoe Bay in West Vancouver, with 15 weekday sailings each way and no reservations. The Southern Gulf Islands sail from Tsawwassen, 36.1 km south of downtown Vancouver, and take 55 minutes to nearly three hours. That difference is the whole argument, as of September 4, 2026.
How long is the crossing, and how often does it run?
These islands share one body of water and one special-purpose government. What separates them is where the ferry leaves from and how long it takes. Bowen has Route 8 - Vancouver (Horseshoe Bay) to Bowen Island (Snug Cove). The Southern Gulf Islands sail from Tsawwassen, often calling at two or three islands before yours. Gabriola cannot be reached from the mainland without first crossing to Vancouver Island.

What does the Tsawwassen detour actually cost you?
The drive matters as much as the crossing. Horseshoe Bay is 21.3 km from Burrard and West Georgia, about 26 minutes in free-flowing traffic. Tsawwassen is 36.1 km, about 45 minutes. Add the crossing to each: a weekend on Bowen starts under an hour and a half from a downtown apartment, a weekend on Mayne or Salt Spring takes most of a morning.
From Arbutus Ridge the island leg is 9.4 km and about 19 minutes from the Snug Cove ramp. Roughly 75 to 95 minutes door to door from the lots to downtown Vancouver: about 20 minutes to Snug Cove, a 20-minute crossing, about 26 minutes of driving from Horseshoe Bay, plus ferry loading and wait time.
The practical test for a second home is not distance. It is whether you would make the trip for a single night. On Bowen that is an ordinary decision; on a Southern Gulf Island it usually is not.
Who governs each island?
All of these islands lie in the Islands Trust Area, the special-purpose government created in 1974 to preserve and protect the islands and waters of the Salish Sea. Bowen Island Municipality is the only island municipality in the Islands Trust Area. It is represented on Islands Trust Council by two municipal trustees who are also municipal councillors. It does its own land use planning, but must submit its Official Community Plan bylaws to Islands Trust for approval and refer other bylaws that engage the Islands Trust Policy Statement. Every other island in the Trust Area is run by an elected local trust committee rather than a council.
Bowen is also a member of the Metro Vancouver Regional District (Greater Vancouver Regional District). In practice that means a council, a municipal hall, municipal roads, municipal water systems and a building department you deal with directly.
What is on the ground on Bowen?
Bowen had a population of 4,256 at the 2021 census, up 15.7 per cent from 2016, in 1,724 occupied private dwellings across 50.12 km². That is a year-round community, and these are the services it carries.

A lot at Arbutus Ridge therefore connects to a municipal supply rather than a well. On most Gulf Island parcels water is a well or a cistern, and its yield is the first thing a buyer has to establish.
What is the honest case against Bowen?
- One route, one terminal. Bowen has a single vehicle ferry route; Salt Spring has three, so a disruption there still leaves a way on and off. No reservations on this route. Boarding is by order of arrival. Ticket sales and check-in close 10 minutes before departure at Horseshoe Bay and 2 minutes before at Snug Cove. On a summer Friday afternoon that means queueing at Horseshoe Bay.
- It is a small island. 50.12 km² of land, with the services listed above and no more. Specialist medical care, a hospital and a high school are all off-island, in West Vancouver or on the North Shore.
- The ferry sets the day. Fifteen sailings is frequent by Gulf Islands standards and infrequent by bridge standards. A missed sailing costs an hour, not five minutes.
- Prices. Greater Vancouver REALTORS put the benchmark price for a detached home on Bowen at $1,389,700 and the median sale price at $1,522,500 in August 2026 (Greater Vancouver REALTORS monthly statistics package). Gulf Islands land prices are deliberately absent from the table above: we have no source for them that we have checked ourselves, and an unchecked number is worse than none.
So which island suits a second home?
If the house is meant to be used in winter, on weeknights, by someone who still works in the city, the timetable decides it and Bowen is the only one of these islands where the arithmetic works. If it is a summer place reached a few times a year, a farther island buys more land and more quiet, and the long crossing stops being a cost and becomes part of the holiday.
Bowen is the Gulf Island you can commute from. That is the beginning and the end of the case for it.
