The lot
Lot 2 is the first lot on the west side of Hayes Road and the largest of the nine, at 1.10 acres or 47,916 square feet. It occupies the north-west corner of Phase 3, sharing a boundary with the earlier Phase 2 lots, with Lot 3 immediately south of it and Lot 1 across the road. Lot 2 is sold.
Services and septic
Lot 2 is one of three lots served by the engineered septic field on Lot 10 rather than by a field of its own. Its owner holds an undivided one-third interest in Lot 10 with the owners of Lots 3 and 5, and the three share the cost of maintaining, operating and insuring the field and the sanitary line under a registered covenant. Municipal water, BC Hydro and telecommunications are at the lot line.
What you could build here
Under CD 18 the lot takes one house of up to 260 square metres at 25 per cent coverage. With the septic field off the lot, siting is governed by the setbacks, the standing trees and the Design Guidelines rather than by a reserved field area.
