The lot

Lot 5 stands at the point where Hayes Road turns, at the western edge of the nine Phase 3 lots. Lot 4 is immediately to the north, Lot 6 to the south, and beyond the western and southern boundaries the master plan shows park and preserve land rather than more lots. At 1.01 acres, 44,132 square feet, it is the largest of the four lots still for sale and the only one of them with the septic field off the lot.

The ground is second-growth Douglas fir over moss and rock, with a cleared building area and the road along the eastern edge. A bare-earth viewshed computed from the provincial LiDAR survey gives the lot a 70-degree arc of water once the building pad is cleared, from 282 degrees to 352 degrees - west round to just west of north, with a second opening to the south between 180 and 237 degrees. That is the sunset side of the ridge. The model is bare-earth, so it describes the ground, not the standing trees.

Services and septic

Lot 5 takes no septic field of its own. With Lots 2 and 3 it holds an undivided one-third interest in Lot 10, the septic field lot, where an engineered field serves all three. The three owners share the cost of maintaining, operating and insuring the field and the sanitary line under a registered covenant, and an engineer's report on the system goes to the Municipality. A forcemain easement carries the line east across the intervening lots, and a statutory right of way over Lot 5 allows trail maintenance and emergency access.

Municipal water comes from the King Edward Bay system, which the Municipality owns and operates; there are no wells and no private utility. BC Hydro and telecommunications were ducted to the lot line, underground along the new road. The municipal water connection fee is $1,500 payable to the Municipality before a building permit is issued. Fire hydrants are installed, and the Design Guidelines make sprinklers mandatory in the house.

What you could build here

CD 18 allows one house of up to 260 square metres with site coverage of no more than 25 per cent. Because there is no 550 square metre septic reserve to work around, the acre is available for the house, garage and driveway within the three-metre setbacks — the practical advantage of the shared field. Site the main rooms on the west and north-west arc the viewshed describes, and keep the southern opening for a second aspect. Every plan is approved under the registered Design Guidelines before a building permit is applied for.

The ferry, in numbers as of September 4, 2026

  • 20 minutes Horseshoe Bay (West Vancouver) to Snug Cove on the Queen of Capilano, Route 8. No reservations: vehicles and walk-ons board in order of arrival.
  • 15 sailings a day from Horseshoe Bay on weekdays, first 5:45 am, last 11:00 pm; 16 from Snug Cove, first 5:15 am, last 11:30 pm. Saturdays drop one late-evening sailing each way; Sundays start at 6:15 am from Snug Cove.
  • Fares are return, collected on the way to Bowen: adult $12.45, vehicle under 20 ft $35.55, so a car and driver pay $48.00. A BC Ferries Experience Card saves $4.70 per adult and $12.05 per vehicle, about 35% for a car and driver.
  • Without a car: West Vancouver Blue Bus routes 250 and 257 stop at the Horseshoe Bay terminal; on Bowen, route 280 Bluewater runs along Windjammer Road (nearest stop about 700 m from Hayes Road). Cormorant Marine runs a foot-passenger water taxi from Snug Cove.
  • Door to door: about 20 minutes from the lots to Snug Cove, 20 minutes on the water, then 26 minutes from Horseshoe Bay to downtown Vancouver or 18 to Park Royal in normal traffic.
