The lot

Lot 6 lies immediately south of Lot 5, on the southern side of Hayes Road where the road has turned to run east towards the three half-acre lots. Lot 7 is its neighbour to the east; forest and the preserve land shown on the master plan lie along its southern boundary. It is 0.89 acres, 38,750 square feet, and faces west.

The 180-degree photograph below is taken from the building area. It shows what the lot is: grass and moss over cleared ground, second-growth fir standing at a comfortable spacing, rock breaking the surface, and the road verge at the right-hand edge. Light comes through the trunks from the west in the afternoon.

Services and septic

Lot 6 has its own septic field area rather than a share of the Lot 10 field. A section 219 covenant identifies about 550 square metres as primary and reserve field, and that area may not be built on or disturbed. The Municipality may allow it to be relocated within the lot if an alternative position satisfies both the Municipality and Vancouver Coastal Health. The purchaser designs and installs the system to Vancouver Coastal Health requirements.

Water is municipal, from the King Edward Bay water system that the Municipality owns and operates, with the hookup at the lot line and the municipal connection fee of $1,500 payable to the Municipality before a building permit is issued. BC Hydro service and telecommunications were ducted to the lot line, underground along the new road. Natural gas is not available. Fire hydrants are installed to municipal drawings and the Design Guidelines require a sprinkler system in the house.

What you could build here

CD 18 allows one house of up to 260 square metres with site coverage capped at 25 per cent and three-metre setbacks on all sides. On this lot the order of work is the usual one for an on-lot field: fix the 550 square metre septic area first, then place the house and driveway around it. Plans go to the Approving Authority under the registered Design Guidelines before any building permit is applied for.
