The lot
Lot 7 is the first of the three half-acre lots at the end of Hayes Road. It sits on the south side of the road with Lot 6 to the west and Lot 8 immediately to the east, and forest along its southern boundary. The lot is 0.49 acres, 21,528 square feet, and faces west, which is where the afternoon and evening light comes from on this side of the island.
The photograph below is a 180-degree sweep taken standing on the lot. Second-growth Douglas fir stands over cleared ground and moss, close enough together to give privacy and far enough apart to build between. The three lots at this end of the road were laid out as the compact ones: a half acre is enough for the house CD 18 allows without the maintenance of a full acre.
Services and septic
Lot 7 carries an on-lot septic field area of about 550 square metres, identified by a section 219 covenant covering primary and reserve field, which may not be built on or disturbed. The system is designed and installed by the purchaser to Vancouver Coastal Health requirements, and the Municipality may allow the reserved area to be moved within the lot if an alternative position satisfies both the Municipality and the health authority.
Municipal water, BC Hydro and telecommunications are brought to the lot line; the water connection fee payable to the Municipality is $1,500 payable to the Municipality before a building permit is issued. A forcemain easement crosses this lot on its way east to the septic field lot, and a statutory right of way may be registered over Lots 7, 8 and 9 for a public trail from the end of the road south and then west to the trails on the public space lot.
What you could build here
CD 18 allows one house of up to 260 square metres, at up to 25 per cent site coverage with three-metre setbacks. On a half acre, coverage and the septic reserve are what shape the plan rather than floor area, so most designs here start by fixing the field and the driveway and then setting the house on the remaining ground. Plans are approved under the registered Design Guidelines before a building permit is applied for.

The ferry, in numbers as of September 4, 2026
- 20 minutes Horseshoe Bay (West Vancouver) to Snug Cove on the Queen of Capilano, Route 8. No reservations: vehicles and walk-ons board in order of arrival.
- 15 sailings a day from Horseshoe Bay on weekdays, first 5:45 am, last 11:00 pm; 16 from Snug Cove, first 5:15 am, last 11:30 pm. Saturdays drop one late-evening sailing each way; Sundays start at 6:15 am from Snug Cove.
- Fares are return, collected on the way to Bowen: adult $12.45, vehicle under 20 ft $35.55, so a car and driver pay $48.00. A BC Ferries Experience Card saves $4.70 per adult and $12.05 per vehicle, about 35% for a car and driver.
- Without a car: West Vancouver Blue Bus routes 250 and 257 stop at the Horseshoe Bay terminal; on Bowen, route 280 Bluewater runs along Windjammer Road (nearest stop about 700 m from Hayes Road). Cormorant Marine runs a foot-passenger water taxi from Snug Cove.
- Door to door: about 20 minutes from the lots to Snug Cove, 20 minutes on the water, then 26 minutes from Horseshoe Bay to downtown Vancouver or 18 to Park Royal in normal traffic.
