The lot
Lot 8 is the middle of the three half-acre lots at the end of Hayes Road, between Lot 7 to the west and Lot 9 to the east, with forest along its southern boundary. It is 0.49 acres, 21,528 square feet, facing west. It is the lowest-priced lot in Phase 3 and the only one also carried on MLS: the listing details are set out above, and buying through either channel leads to the same purchase agreement and the same disclosure statement.
The 180-degree photograph below was taken standing on the lot, looking right round. It shows second-growth Douglas fir over cleared ground and moss, the trees spaced widely enough to build between and close enough to screen the neighbouring lots. There are no other buildings in the frame.
Services and septic
Lot 8 has its own septic field area rather than a share of the field on Lot 10. A section 219 covenant identifies about 550 square metres as primary and reserve field; that area cannot be built on or disturbed, though the Municipality may allow it to be relocated within the lot if an alternative position satisfies both the Municipality and Vancouver Coastal Health. The purchaser designs and installs the system.
Water is municipal, from the King Edward Bay system owned and operated by the Municipality, with the hookup at the lot line and a connection fee of $1,500 payable to the Municipality before a building permit is issued payable before a building permit is issued. BC Hydro and telecommunications are ducted to the lot line. Natural gas is not available. A forcemain easement crosses the lot, and a statutory right of way may be registered over Lots 7, 8 and 9 for a public trail running from the end of the road to the southern boundary and west to the public space lot.
What you could build here
CD 18 allows one house of up to 260 square metres with site coverage of no more than 25 per cent and three-metre setbacks. On a half acre the binding constraints are coverage and the 550 square metre septic reserve, so the field goes down on the plan first and the house, garage and driveway are arranged around it. Every design is approved under the registered Design Guidelines before a building permit is applied for.

The ferry, in numbers as of September 4, 2026
- 20 minutes Horseshoe Bay (West Vancouver) to Snug Cove on the Queen of Capilano, Route 8. No reservations: vehicles and walk-ons board in order of arrival.
- 15 sailings a day from Horseshoe Bay on weekdays, first 5:45 am, last 11:00 pm; 16 from Snug Cove, first 5:15 am, last 11:30 pm. Saturdays drop one late-evening sailing each way; Sundays start at 6:15 am from Snug Cove.
- Fares are return, collected on the way to Bowen: adult $12.45, vehicle under 20 ft $35.55, so a car and driver pay $48.00. A BC Ferries Experience Card saves $4.70 per adult and $12.05 per vehicle, about 35% for a car and driver.
- Without a car: West Vancouver Blue Bus routes 250 and 257 stop at the Horseshoe Bay terminal; on Bowen, route 280 Bluewater runs along Windjammer Road (nearest stop about 700 m from Hayes Road). Cormorant Marine runs a foot-passenger water taxi from Snug Cove.
- Door to door: about 20 minutes from the lots to Snug Cove, 20 minutes on the water, then 26 minutes from Horseshoe Bay to downtown Vancouver or 18 to Park Royal in normal traffic.
