The lot

Lot 4 is the last of the lots on the straight stretch of Hayes Road, between Lot 3 to the north and Lot 5 at the turn. It is 0.89 acres, 38,750 square feet, and its western boundary is the edge of the surveyed lots, with park and preserve land beyond on the master plan. Lot 4 is sold.

Services and septic

Lot 4 has its own septic field area, identified by a section 219 covenant of about 550 square metres that may not be built on or disturbed. The Municipality may allow that area to be moved elsewhere on the lot if the alternative satisfies both the Municipality and Vancouver Coastal Health. Municipal water, BC Hydro and telecommunications reach the lot line.

What you could build here

One house of up to 260 square metres is allowed under CD 18, at up to 25 per cent coverage. Siting starts with the septic reserve: place the field first, then the house and driveway around it, and take the whole plan through the Design Guidelines before applying for a building permit.
