The lot
Lot 3 sits between Lot 2 to the north and Lot 4 to the south, on the west side of Hayes Road where the road runs straight before it bends. Lot 1 faces it across the road. The lot is 0.89 acres, 38,750 square feet, of second-growth fir with a cleared building area. Lot 3 is sold.
Services and septic
Like Lots 2 and 5, Lot 3 is served by the engineered septic field on Lot 10 and takes an undivided one-third interest in that lot; the three owners share the cost of maintaining, operating and insuring the field and the sanitary line. A registered easement carries the forcemain from here across the lots to the east. Municipal water, power and telecommunications are at the lot line.
What you could build here
CD 18 permits one house of up to 260 square metres and 25 per cent site coverage. Because the septic field is off the lot, the whole of the building envelope is available for the house, subject to the setbacks, the easement area and Design Guidelines approval.
